Viewings can be arranged either by calling us or enquiring online.

We do our utmost to arrange viewings at times that are convenient for working professionals. this includes evenings and weekends.

CONFIRMING AND ATTENDING YOUR VIEWING:

It is always best to be sure that you have the correct address and confirm you’re viewing.

If for some reason the agent meeting you was not able to contact you to confirm in advance.

Please ensure that you have the office number with you when you are on your way to the viewing.

We advise you to print out a map indicating the exact location of the property.

IF YOU DECIDE TO TAKE THE PROPERTY YOU HAVE VIEWED:

After you express your interest in renting a property that you have viewed, firstly you will be asked for your email address where we will forward you a full offer including a form with a breakdown of costs and holding deposit information. In order to secure the property for yourselves you will then need to pay the holding deposit to the account details provided.
As soon as you made the payment please fill out and send back via email the attached form signed to be sent back by us signed as a receipt.
The property will then be taken off the market and be reserved for you subject to references being approved and accepted.

 References process:

  • You will receive by email an online application form by Rent4sure.com for you to fill out with your details this will be processed and it may take up to 72 hrs to be completed with a final result.
  • You may be asked to email us some of the following: 3 recent monthly bank statements, Work letter/payslips, and previous landlord references to be assessed by our referencing team.
  • A copy of photo ID (I.E. Passport/ driving license) will always be requested.

 

Note: one of the determining factors of your references will be “rent affordability”. That entails your income is in the region or above 2.5 times the amount of your annual rent. Example: your rent is £10,000 per year – your income at £25,000 a year. that will have you passed that stage.

WHEN THE TENANCY AGREEMENT CAN BE SIGNED:

Once you have confirmation that your application is approved, close to the agreed move-in date you will be given an appointment by email to sign the tenancy agreement. The tenancy agreement should be signed on or before the move in the day providing the total due is paid in clear funds. The signing of the tenancy is at our offices and the keys will be handed over at the same time. If your property comes furnished it will be delivered before or on the same day of the start date.
